Iron Fence Project
History
In early 2007, the Homeowners Association Board launched a project in regard to maintenance of the wrought iron fences that adjoin the neighborhood common areas. While fence maintenance may seem fairly straightforward, it became more complex than originally thought. There are nearly 8000 linear feet of iron fencing of varying condition bordering common areas. After looking at all the iron fencing, it was determined that the oldest section was in ill repair and in immediate need of attention. Other sections were in better condition.
The Board of Directors approved a multi-phase approach to repairing and refurbishing the iron fencing in a good neighbor fashion of sharing the cost 50/50 between the Homeowners Association and the homeowners who have fencing on their property. A number of factors led to this decision:
- ensure consistency with the handling of previous fence repairs
- utilize existing and planned neighborhood improvement funds
- acknowledge the association’s interest in maintaining the neighborhood’s aesthetics while balancing the fact that the fences are on personal property.
Status (February, 2010)
The first phase of the project was completed in November, 2007 as planned and within budget. However, the contractor’s cost to refurbish a powder-coated iron fence was significantly higher than expected, preventing the subsequent phases from being implemented at the contracted price.
Given the current economic climate, the Board of Directors has decided to suspend continuation of full fence refurbishment. The Board will investigate the feasibility and affordability of spot repairs where most needed (severe rusting, bent uprights, etc.).
