Pressurized Irrigation - Turning Off October 9th
Added 09.30.08 - The pumps will be turned off Thursday, October 9th sometime in the morning. After the water is turned off, please close the valves leading to your properties so that we can properly winterize the lines. Homeowners are responsible for blowing out or winterizing their own systems. If we continue to have warm temperatures, many homeowners may choose to irrigate with city water. If you are using city water for irrigation, please double check to make sure you have closed the valve accessing our pressurized irrigation system. For most homeowners, this is a ball valve located at the connection to our system. If the value is open, you will be generously providing water to the entire subdivision and may be surprised when you receive a very large and unexpected water bill from the City of Boise.

Pet Waste Etiquette Reminder
Added 08.22.08 - Everyone in The Legends are encouraged to use and enjoy the beautiful common areas in which we are so fortunate have. However, there are a few people that need a little reminder about pet etiquette. Quite simply, please pick up after your pets. The association graciously provides small Mutt Mitt bags at the entrances to most of the common areas to assist in disposing of animal waste. They are environmentally safe and make it easy to pick up waste without getting your hands dirty. But please, please do not leave the bags next to the dispensers! Take the bags home with you and dispose of them properly.

Common Area Work
Added 07.29.08 - Work is scheduled to repair the damage to the common area at the corner of Redwick and Legends Avenue.A little over a week ago, a driver lost cost control of their vehicle and drove onto the grass towards the flag pole. The dual tires from the tow truck that was called to dislodge the vehicle left significant damage to the common area.Within the next week, LawnCo is expected to complete repairs by removing the entire damaged area and replacing it with new top soil and sod. The Legends HOA does not expect any liability for the cost to repair the area.

Irrigation Pumps Are Back On
Added 05.10.08 - The irrigation pumps have pressurized the system and everything seems to working properly. Last year, we had a number of homeowners that chose to connect to City Water for irrigation without closing their connection to the pressurized irrigation system. If you are using City Water for irrigation, please check to make sure you have closed the valve accessing our pressurized irrigation system. For most homeowners, this is a ball valve located at the connection to our system. If the value is open, you are generously providing water to the entire subdivision and may be surprised when you receive a very large and unexpected water bill from the City of Boise.

Spring Flowers Planting Day - Volunteers Needed
Added 03.27.08 - Please join us to beautify our entrances at our Spring Flower Planting Day Saturday, May 17th 10:00 a.m. We will meet at the flag pole at 10:00 a.m. Don't forget to bring your gardening tools and gloves. If you have any questions, please call Connie Winsauer at 938-2999.

Letter To Legends HOA From Board

As discussed at the annual meeting, there have been a couple of events since the beginning of 2008 that have caused some budgeting concerns for the Board of Directors.  This brief message is not meant to convey all of the issues and concerns the association is currently facing, but rather to highlight a few recent events in an effort to keep our members up-to-date.

The Legends Association receives water for our pressurized irrigation system as members of three organizations.  They are Settlers’ Irrigation District, Sharver Lateral Water Users Association and the Karnes Lateral Association.

In 2007, the Karnes Lateral organized as an Association by holding a Formal Organizational Meeting.  The Association was formed to manage, operate, repair, maintain and improve the Karnes Lateral.  In the past, this function was performed by volunteers from the farms served by the lateral.  With the development of these lands, it became necessary to formalize the operations of the lateral.  At that time, the Karnes Lateral Association assessed The Legends $1,524.  In 2008, the Karnes Lateral Association raised our assessment to approximately $2,763 (we have yet to receive the official bill).

The Sharver Lateral Water Users Association also charged with repair, improvement and maintenance of their delivery system raised The Legends assessment from $5,837 in 2007 to $11,286 for the 2008 calendar year.

The Settlers’ Irrigation District also delivered bad news with a large increase in assessed fees.  They provided a letter (click here) to explain the substantial increase.  We invited Nathan Draper, a representative of Settlers’ to attend The Legends Annual Meeting to try and explain the litigation issues between Settlers’ and the Ada County Highway District (“ACHD”).  I am sure many of you have already been following the issue in the local news.  Unfortunately for The Legends, our assessment from Settlers’ has increased from $5,837 in 2007 to $10,877 for the 2008 calendar year
.

To further detail the dramatic increase in our irrigation assessments we have provided a small sampling of our irrigation tax assessment history.  The total tax assessments for each of the following years are:

2006                                $6,935

2007                                $13,565

2008                                $24,926 (estimate)

 

Obviously, irrigation assessments have large impact on our budgeting process.  And, while we anticipate modest increases and attempt to insulate our members from the year to year fluctuations, this years 84% increase presents some unfortunate and difficult challenges.

We hope to have a better idea for our fiscal 2008 soon and will provide additional information as it becomes available.


We Need Volunteers
Added 12.04.07 - We would like your help. We are planning to put Christmas lights in the trees at the Legends entryways this Saturday, December 8th. We love the Legends to shine during the Christmas season and with your help it will. We generally light up the islands at both entries. We will start 10:00 a.m. We’ll meet at the Flagpole at the McMillan entrance and with enough volunteers we’ll be finished within an hour. Please bring your light pole (to hang the lights in the trees) and your mittens (if it’s cold). Please come out, meet some neighbors and have some fun. Thank You!

A Message About Misbehaving Pets
Added 08.28.07 - An excerpt from the CC&R's states:
 

While the board understands the frustration you feel when a neighbor does not abide by this rule, the HOA board is neither equipped nor has the necessary resources to provide animal control, and believes that these issues are best handled between neighbors and if that is not successful the issue should be referred to animal control for the city.  The board does try to continue to remind our homeowners of appropriate Pet Etiquette, in the newsletters, the website, and the annual homeowner meeting.

Spring Flowers Planting Day
Posted 05.05.07 - We need volunteers for The Legends Spring Flowers Planting Day on Saturday May 19th at 1:00pm. Please contact Connie Winsauer at 938-2999 to volunteer or meet at the flag pole at 1:00 p.m. Please bring your gardening tools and gloves.

Irrigation Pump Repairs Should Be Done Shortly

Updated 04.27.07 -The irrigation system has been repaired and is working properly.  All lines are fully pressurized and available for regular use.

Repairs to the main line break in our pressurized irrigation system should be completed in the next few days.  After testing the integrity of the lines, we hope to have the pumps running and the system pressurized next week.


Important Notice Regarding Use Of City Water

Posted 04.16.07 -We have had a number of homeowners that have chosen to connect to City Water for irrigation without closing their connection to the pressurized irrigation system.  This has caused our irrigation system to pressurize, resulting in a main line break.  Our irrigation system can not be pressurized with canal water until the main line break is repaired.  We have crews working to repair the line and isolate the problem.

Irrigation Work Scheduled For Mid-April
Posted 04.15.07 - Work is underway to prepare the pumps for irrigation water expected the week of April 15th.  The irrigation pumps are tentatively scheduled to be turned on April 18th.

NOTICE of The Annual Meeting of the Members of THE LEGENDS HOMEOWNERS’ ASSOCIATION, INC. The annual meeting of the Members of the Legends Homeowners’ Association, Inc. will be held at 7:00 p.m. Thursday, February 22, 2007 at the Lowell Scott Middle School, 13600 W. McMillan Rd, Boise, Idaho 83713. Special guest speakers will include Jim Storey, President of Pioneer HOA. He is spearheading the "Red Light Camera" legislation. Robert Cole, Assistant Supervisor Ada County Paramedics, will also be speaking on recent drug trends affecting our community. Please click here for details.

We Need Volunteers
In order to help keep The Legends looking great, we need volunteers to help clean out the flower beds and plant new bulbs in the common areas.  We will be gathering at 9:00am, Saturday, October 28th.  Please meet by the flag at the end of Legends Ave off of McMillan Road.  The flower bulbs will be provided, but bringing your own gloves and spades would be helpful.  If you have any questions, please give Connie Winsauer a call at 938-2999.

Tree Replacement Completed
Posted 10.03 .06 - As many of you have noticed, we completed part of our tree replacement program this fall. Several different companies were involved in this project as we removed several dead or dying trees and planted new healthy ones. Special thanks to Dana Wardein and her family for all the work they did on this project. Dana was chairman of the project and did a fantastic job of organizing and was instrumental in helping us choose trees that would not only do well in our subdivision, but would compliment the aesthetics of The Legends.

Irrigation Water Is Off October 8th
Posted 10.03 .06 - Our pressurized irrigation system is scheduled to be shut down on October 8th. After the water is turned off, please close the valves leading to your properties so that we can properly blow out the lines and winterize our system. Each homeowner is responsible to winterize their own systems.

Water From Manhole Covers

Updated 10.03 .06 - As many of you know, we still have water coming from the manhole cover on Sedona Street. The water is back flow from a private irrigation line that is feed from one of the lateral irrigation ditches. When this line was built they did not install a shut off valve, so when a construction company damaged the line north of Sedona and plugged it, the water was then pushed back and is now coming out of the manhole cover. The construction company has hired engineers and is supposed to be installing steel doors at the point where water is drawn off of the irrigation lateral. We have requested, asked, pleaded, begged and threaten them to fix the problem. We will be billing them for any damages to our subdivision.

Irrigation Pump Status
Updated 08.11.06 - The irrigation pump has been repaired and the system should be fully pressurized.  However, peak demand in the early mornings may still reduce the systems pressure.  As a reminder, watering your yard longer, but less often will help promote a deeper root system for your trees, shrubs and lawn. One shouldn’t need to water more than 2-3 days a week.

Bark Being Added To Landscaping
Added 06.28.06 - Boise Bark Blowers will be adding bark to much of the Legends landscaping over the next two weeks.  The entire area along McMillan Road as well as the two entrances leading into the subdivision will receive 1 inch of medium bark.  The seven street islands within the subdivision will also receive 1 inch of new bark.

Help Needed For Common Area Planting
Added 04.30.06 - Volunteers are needed to help with planting new flowers and plants in the common area entrances. We will be starting at 9:00am on Saturday, May 13th and expect to be finished by 11:00am. Volunteers are asked to gather at both entrances to the subdivision. If you have any questions, please give Connie Winsauer a call at 938-2999.

Trees And Shrubs Spraying & Feeding

Added 03.09.06 - Crawford's Pest Control has been hired for tree and shrub spraying and deep root feeding of the common areas.  In addition to a preventative maintenance program, the Board is treating a scale infestation on the trees.
